How to Check Land Slope and Elevation Online, Free

Slope is the quiet budget killer in land buying. A listing says "gently rolling"; the site turns out to average 18%, and suddenly the driveway alone costs more than the lot.

Measuring it for free

3DEP is the national bare-earth elevation dataset. Coverage in most of the country is now derived from lidar at one metre or better, which is genuinely good data — accurate enough to plan around, though not a substitute for a survey when you are pouring concrete.

Driveway grade is a separate limit. Many counties cap driveway grade at 10–15% for fire-apparatus access, and insurers and lenders sometimes care too. A buildable house pad reached by an unbuildable driveway is still an unbuildable lot.

Beyond the average

Average slope hides the thing you actually need to know: where the flat part is. A 20-acre parcel averaging 20% can still contain a perfect two-acre bench. Conversely a parcel averaging 6% can have a ravine straight through the only sensible building envelope.

So read three numbers together: average slope, maximum slope, and total relief. Big relief with a modest average means varied terrain — usually good news, because it implies there is somewhere flat. High average with low relief means a uniform hillside, which is harder.

Aspect matters more than people expect

Which way the slope faces changes the site materially. In the northern hemisphere a south-facing slope gets more sun, dries earlier, holds less snow and ice on the driveway, and warms the house in winter. North-facing slopes stay wet and icy well into spring. On a steep site, aspect can be the difference between a pleasant year-round road and one that needs chains for three months.

When free data is not enough

  • Before construction drawings. You need a topographic survey with real contours tied to a benchmark.
  • For cut-and-fill estimates. Earthwork volume calculations need survey-grade data.
  • In dense forest or steep canyons. Bare-earth models are interpolated where lidar returns are sparse.
  • Where the ground has been altered recently. The elevation model reflects the last survey flight, not last month's grading.

Common questions

How accurate is USGS 3DEP elevation data?

Where derived from lidar, vertical accuracy is typically within about 10 centimetres in open terrain, and one-metre horizontal resolution is common. Accuracy degrades under dense canopy and in older, non-lidar coverage areas.

What slope is too steep to build on?

There is no universal number. Above roughly 15% costs rise noticeably, above 25% construction becomes specialist work, and many local ordinances impose hard limits or extra review somewhere in the 20–30% range. Check the local slope ordinance.

Can I measure slope in Google Earth?

You can read spot elevations and draw an elevation profile along a path, which is useful. It is slower than a gridded sample and does not directly give you an average slope figure across an area.

Does slope affect septic systems?

Yes. Steep slopes can cause effluent to surface downhill rather than percolate, and many health departments impose a maximum slope for a conventional drainfield. Slope and soil should be read together.
